The proposed multi-family development on the property formally used as a hotel, the former “Grate Steak”, and Poplar Hall Elementary School raises concerns for several local Civic Leagues and neighborhoods. The Poplar Hall neighborhood will see the largest impact, but additional traffic generated by the development will impact the surrounding neighborhoods.
Planning department statements often write off developments as “no significant impact” to traffic, however we feel that this is NOT the case for this development. We want to ensure that the concerns are visible to the city and addressed.
Traffic concerns on the surrounding roads go back decades, especially considering previous commercial use of this property. Those same problems will reoccur and increase with this development which adds 300+ multi-family housing units.
We do not wish to stifle development in this area, but to ensure that development approved is compatible with the surrounding neighborhoods. Traffic concerns should be addressed as part of this development and in the context of other significant developments nearby. The city must be PROACTIVE rather than reactive in addressing these concerns. This has not been our experience to this point.
There are three main purposes to these documents:
These documents are intended to be the genesis of discussion with the city and developers in the area. Developers for this project, as well as other projects, including Military Circle Mall should take an active role in understanding increased traffic their developments will create. The city should take the lead in bringing groups together and commissioning the studies that we request as part of our recommendations. Ideally this work will be done as part of a Public-Private partnership and involve the local Civic Leagues.
